SITE:

The project is located on the existing site of a textile factory in East Andheri suburb of Mumbai. The site is close to the International Airport and is developing as a dense mixed-use neighborhood for middle income families who are replacing the former working class residents. The plot is approximately 2 acres on an irregular shaped site.

PROGRAM:

A high density residential development with 2 and 3 bedroom apartments spread across multiple apartment towers. There is a parking podium with convenience shops along the approach street. The podium roof is landscaped and contains social amenities.

CONCEPT:

Airport adjacency resulted in a height restriction of 45 meters (about 15 floors) which creates a tight site layout. The project revolved around creating an efficient design from a business perspective and a comfortable home from the end user perspective. Considerations included density of apartment units per vertical circulation shaft, common corridor designs, site circulation, parking design, basement designs, podium layouts, apartment unit plans and amenity design. Further, design refinement took place for design of facade and MEP systems.
